We make investing in real estate easy and hassle-free for our investors by forming Joint Venture Partnerships. Our joint venture agreements are structured so we do all the work and are flexible to fit individual needs and goals. We take great pride in our work and always go the extra mile for our partners.
We find and negotiate the purchase and inspection of each investment property, take care of the insurance, property management and tenant placement as well as look after all the renovations, repairs, and accounting issues. We strive to be completely transparent and to keep the lines of communication open, but our investors are NEVER bothered with the day-to-day operations of the rental property. Rather, they simply get to enjoy their investment returns while the day-to-day operational issues are handled by us.
Investor relationships are critical to us and we choose our partners carefully. In a Joint Venture Partnership we looking for the investor to contribute: the down payment (typically 20% of the purchase price), hold the mortgage on the investment property, as well as contribute the renovations costs (if required), and closing costs. These details get fine tuned depending on the property and the investment strategy.
Average hold time is 3 to 5 years depending on strategy. It is our goal to get the investor capital back quickly so that we can leverage the funds into the next deal and grow the portfolio.
